Buyers Home Inspection

Sellers Home Inspection
If you are selling a home, you‘ll get the highest price in the shortest time, if your home is in top condition. Almost all sales contracts include a clause regarding the condition of the home called an “inspection contingency“. Buyers will insist on a professional home inspection by an inspector they will hire. If the buyer‘s inspector finds a problem, it can cause the buyer to get cold feet and the deal can often fall. Even the best case scenario when unexpected surprise problems are found can cause delays in closing, sellers paying for last minute repairs, or a renegotiated price on your home.
Having a pre-listing inspection done will make the sales process much easier. You will find out about problems in advance. Knowledge is power! You can choose to correct problems in advance on your terms, or, you can present the items “as is“ and reflect this in the purchase price. Commercial Building Inspections
Commercial buildings, like homes often have problem areas which have been overlooked by the previous owners. Deferred maintenance tends to be common in these structures. As part of your analytical team, we bring our years of past Building Inspection experience to each assignment. New Construction Inspections
In a new home, the quality of construction is often not what it used to be some years ago, therefore many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you‘ve dreamed about.
Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a “punch list“ of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.
Our job as your professional home inspector is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential house. We inspect for these hazards:
a. Radon: Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. We take an accurate measurement to make sure the environment is safe.
b. Water Intrusion and bacteria: We take well water samples to test for bacteria (Total Coliform and E Coli).
c. Septic Testing: Our test is a “performance based“ dye test. Further evaluation may be desirable to include examining the interior of the tank and its contents, the condition of the piping and baffles, and the underground condition of the percolation areas.
